Pre-approval questions
Good to know before you start
What is the difference between pre-qualification and pre-approval?
A pre-qualification is an informal estimate based on information you share. A pre-approval generally goes further: a lender reviews your credit and verifies your income, assets, and debts before issuing a letter. Neither one is a final loan approval or a commitment to lend.
Will a pre-approval involve a credit check?
A pre-approval generally requires a credit review, and only with your authorization. Submitting the inquiry form on this page does not authorize a credit check. We will explain the next steps before anything is requested.
What documents are usually needed?
Lenders commonly ask for recent pay stubs, W-2s or tax returns, bank and investment statements, and a photo ID. Self-employed buyers may need business records. We will tell you what applies to your situation. Please do not send documents through this website.
How long does pre-approval take, and how long does it last?
Timing depends on how quickly documents are gathered and verified. Pre-approval letters are generally valid for a limited time, so yours may need to be updated if your home search takes longer or your finances change.
How much do I need for a down payment?
It varies by loan program, property, and borrower. Some conventional and government-backed programs may allow a smaller down payment than many buyers expect, while others require more. You will also need funds for closing costs. We can walk through the options that may fit.
A pre-approval is not a commitment to lend. All loans are subject to credit approval, property eligibility, and applicable program requirements.
