Billy D. Peel is the Founder and Managing Partner of Mortgage Capital Services LLC, bringing more than four decades of experience in mortgage banking, residential and commercial lending and real estate brokerage. A graduate of the University of Georgia, Billy earned a BBA in Real Estate and Urban Development with a minor in Finance and later completed advanced graduate-level coursework in finance.

His education in real estate and finance became the foundation for a career that has evolved through virtually every side of the mortgage and real estate industries.

Billy began his mortgage lending career in Augusta, Georgia with Nationwide Lending Group, formerly the mortgage lending division of Southern Finance Corporation. Southern Finance Corporation's roots in Augusta real estate extended beyond mortgage lending through its association with E.G. Meybohm and the real estate business that evolved into today's very successful Meybohm Realtors. Billy advanced through a series of lending and management positions with Nationwide, managing residential mortgage originations and construction-lending offices in Athens and Atlanta. His tenure with the company culminated in Atlanta, where he served as Executive Vice President of Commercial Lending.

Following his tenure with Nationwide, Billy continued to advance his mortgage banking career, serving as a principal and Chief Executive Officer of Mortgage Trust Corporation in Atlanta, a full-service Fannie Mae, Freddie Mac, and FHA-approved mortgage lender with Direct Endorsement (DE) authority. After selling his ownership interest in Mortgage Trust, he continued his career in banking and residential lending, holding lending positions with Regions Bank and Union County Bank.

In 1995, Billy established the mortgage company that ultimately became Mortgage Capital Services LLC. The company provided mortgage brokerage, loan processing, closing, and real estate financing services.

In 2003, Billy and his investment partners formed The Fripp Group LLC and acquired the Fripp Island Real Estate Company, along with other business operations on Fripp Island, South Carolina. Billy served in senior ownership and management roles while continuing the operations of Mortgage Capital Services. After selling his interest in The Fripp Group, Billy returned his primary business activities to the Augusta area, where Mortgage Capital Services LLC continues to operate today.

A Career That Has Come Full Circle

Today, Billy's mortgage practice has expanded to include a specialized emphasis on Reverse Equity lending, including FHA-insured Home Equity Conversion Mortgages (HECMs) and other Reverse Equity proprietary programs.

Through Mortgage Capital Services, Billy works directly with senior homeowners and homebuyers and also collaborates with realtors, real estate companies, financial planners, bank wealth-management professionals, elder-law attorneys, and divorce attorneys when housing, mortgage debt, home equity, and retirement assets intersect.

For Billy, the expanded versatility, updated guidelines, and purchase options now available through Reverse Equity Mortgages have renewed his interest in residential mortgage lending. Today, his focus is on helping senior homeowners and their professional advisers evaluate practical strategies for improving liquidity, preserving retirement assets, addressing housing needs, and creating greater financial flexibility throughout retirement.

In 2003, Samantha and Billy became major investors in The Fripp Group LLC and Fripp Island Real Estate Company and relocated Mortgage Capital Services to Fripp Island, South Carolina. While Billy continued the mortgage business, Samantha transitioned into real estate sales, giving her valuable experience working directly with homeowners, buyers, properties, and the financial decisions surrounding a home purchase or sale.

After the Peels sold their interest in The Fripp Group, Samantha made another important career transition into senior living, where she spent more than 12 years working closely with seniors and their families. That experience gave her a firsthand understanding of housing, healthcare, family, and financial decisions that often accompany retirement and aging. It also strengthened her commitment to helping seniors evaluate their choices with patience, clarity, and personal attention.

Today, Samantha has returned to Mortgage Capital Services to combine the three areas that have defined much of her career: mortgage lending, real estate, and working with seniors. She specializes in Reverse Equity Mortgages for both refinances and purchases, helping qualified senior homeowners evaluate how their home equity may be used to remain in their current home, relocate, downsize or purchase another residence, create additional financial flexibility for healthcare and retirement needs, and preserve other retirement assets.

Is “reverse equity” the same as a Reverse Mortgage?

Reverse equity describes loan products commonly known as Reverse Mortgages. We use the term because the loan allows eligible homeowners to access a portion of their home equity. Product names and requirements vary, and we will explain the specific loan being considered.

Do I still own my home with a reverse equity loan?

Yes. You retain title to your home. You must continue to meet loan obligations, including paying property taxes and homeowners insurance and keeping the home in good condition.

Will I have a required monthly mortgage payment?

Most reverse equity loans do not require monthly principal and interest payments while an eligible borrower lives in the home and meets all loan obligations. Interest and fees are added to the loan balance over time.

How much can I qualify for?

The amount depends on factors such as borrower age, home value, current interest rates, existing mortgage debt, and the specific product. A conversation with our team can provide a more useful estimate.
