Programs to understand
- FHA loans: Mortgages insured by the Federal Housing Administration. FHA loans require mortgage insurance.

- USDA Rural Development loans: Programs for qualifying borrowers and properties in eligible rural areas. Income, location, and occupancy requirements apply.
- FHA 203(k) rehabilitation loans: FHA-insured financing that can combine a purchase or refinance with eligible rehabilitation work.
- VA renovation loans: Ask whether a VA-approved lender offers a renovation financing structure that fits your purchase or improvement plans.
- Energy-efficient mortgage programs: May allow eligible energy-saving improvements to be included in the financing, depending on the program and lender terms.
Compare the whole cost
Review the down payment, closing costs, any program fees or mortgage insurance, and the ongoing monthly payment. A government guarantee or insurance protects the lender; borrowers remain responsible for repaying their loan.
