How VA loans work

VA-guaranteed loans are made by private lenders, with part of the loan guaranteed by the U.S. Department of Veterans Affairs. A few rules set them apart from other mortgages.

  • Certificate of Eligibility

A Certificate of Eligibility (COE) shows a lender that you qualify based on your service. You can request it yourself through VA.gov, or a lender can request it for you.

  • No monthly mortgage insurance

VA-backed purchase loans don’t require private mortgage insurance, which many other loan types do.

  • The VA funding fee

Most borrowers pay a one-time VA funding fee. Veterans who receive VA disability compensation, eligible surviving spouses who receive DIC, and active-duty Purple Heart recipients are among those exempt.

  • Loan limits

Since 2020, borrowers with full entitlement have no VA loan limit, though the loan still has to meet lender guidelines and the appraised value. If you have a VA loan already, county limits may apply to your remaining entitlement.

  • It has to be your home

VA loans are for a primary residence, and you generally need to move in within a reasonable time after closing. A spouse can generally meet this requirement for a deployed service member.

  • The VA appraisal

A VA appraiser checks the home’s value and that it meets VA’s basic safety and soundness standards. Some repairs may be required before closing. It is not a substitute for a home inspection.

  • Refinancing with VA

A VA streamline refinance (IRRRL) can replace an existing VA loan, and a VA cash-out refinance can replace a VA or non-VA loan. Compare total costs before deciding.

  • Property tax exemptions for disabled veterans

Georgia offers a large homestead exemption for veterans rated 100% disabled (apply with your county by April 1; see Georgia Department of Veterans Service). South Carolina fully exempts the home of a veteran rated permanently and totally disabled (SC Department of Revenue).

We work with military families across the communities around post. Georgia’s Department of Community Affairs also offers Peach Select VA, a VA first mortgage through participating lenders that waives the first-time buyer requirement; ask us whether it may fit.

Common questions

VA loan questions

Do I need a Certificate of Eligibility before I start?

No. You can request your COE yourself on VA.gov, or your lender can request it during the loan process.

Can my spouse meet the occupancy requirement while I’m deployed?

Generally, yes. VA allows a spouse who lives in, or plans to live in, the home to certify occupancy for a deployed service member.

Is there a limit on how much I can borrow with a VA loan?

If you have full entitlement, VA does not set a loan limit, though you still need to qualify with the lender and the loan can’t exceed the appraised value. Reduced entitlement may mean county limits apply.

Who doesn’t have to pay the VA funding fee?

Exemptions include veterans receiving VA disability compensation, eligible surviving spouses receiving DIC, and active-duty service members who have received a Purple Heart.

Are you part of the VA?

No. Mortgage Capital Services is an independent, licensed mortgage broker. We are not affiliated with or endorsed by the U.S. Department of Veterans Affairs or any government agency.
