Housing decisions

Real estate, mortgage guidance, and the senior-homebuyer market belong in the same conversation.

What if one of the most promising opportunities for generating additional mortgage originations, real-estate listings, and home sales is already within reach of established mortgage companies and their affiliated real-estate networks?

After more than 40 years in mortgage lending and real estate, Billy Peel believes the senior housing market deserves greater attention from mortgage-banking and real-estate executives. Seniors are not simply homeowners with accumulated equity; they are also an important homebuyer market, often downsizing, relocating, purchasing retirement homes, or seeking to preserve investment assets while purchasing their next home.

Homeowners age 62 and older held a record $14.92 trillion in home equity in the first quarter of 2026. Baby Boomers accounted for 42% of homebuyers and 55% of home sellers in the National Association of REALTORS® 2026 report. Together, those measures point to a substantial market opportunity—but not a one-size-fits-all recommendation.

A broader network of business opportunities

Senior homeowners and homebuyers may be considering a move, a downsize, a new primary residence closer to family, or a way to remain in the home they know. These decisions create opportunities for real-estate professionals, lenders, financial advisers, attorneys, and senior-living teams to work together—not to push a single product, but to help a client see the full range of choices.

A conventional mortgage, a cash purchase, a home-equity strategy, or an FHA-insured Home Equity Conversion Mortgage (HECM) may each be worth discussing depending on the household’s goals. HECM for Purchase can help eligible senior buyers pursue a new primary residence; certain proprietary programs may have different age or property requirements. Every option requires an individual review of eligibility, costs, and ongoing responsibilities.

Higher-end coastal and retirement communities can be especially relevant places to build relationships with financial planners and wealth managers whose clients may be considering another home while preserving investment liquidity. These collaborations can introduce buyers, generate listings, and create mortgage opportunities while keeping the client’s goals at the center.

Education creates opportunity.

Good outcomes begin with questions: What does the homeowner want to accomplish? What does a move cost? Which resources need to be preserved? Who else should be involved? The right answer may be a mortgage—or it may be another path entirely.

Connecting the pieces

Real-estate agents can identify housing needs and local market opportunities. Mortgage professionals can explain financing choices. Financial, legal, and senior-living professionals can help clients consider the wider effects of a decision. When these perspectives connect early, homeowners and buyers have more time to compare options before a listing, offer, or life transition creates pressure.

Established mortgage companies and affiliated real-estate networks are particularly well positioned to develop this opportunity. Many already have lending infrastructure, experienced originators, real-estate relationships, and market presence. The opportunity is to bring those resources together through specialized lending expertise, Realtor education, and a focused professional-referral development strategy.

This is the mission behind Mortgage Capital Services: to help create housing and lending opportunities that might otherwise never occur, while giving homeowners and their families the clarity to decide at their own pace.
